Karen & Konstantin’s home transformation: from dated to dreamy

Twelve years ago, Karen and Konstantin embarked on a new chapter of their lives by purchasing a house that, despite its run-down appearance and overgrown gardens, held the promise of becoming a cherished family home. The property, with its dated bathroom and kitchen, desperately needed a transformation. As a young couple just starting their family, Karen and Konstantin knew that renovating their home was essential, but they also recognised the importance of financial planning and patience. Their journey of saving and planning finally led them to take the first steps towards renovation in 2021.

The Challenges

When Karen and Konstantin decided to renovate, they faced the daunting task of selecting the right builders for their bathroom and office renovations. They reached out to several companies, but finding a trustworthy partner who understood the intricacies of the renovation process, including legal requirements, proved challenging. Their quest led them to Add Value Renovations (AVR), a company that distinguished itself by highlighting the necessity of obtaining a building consent for a tiled bathroom – a fact later confirmed by Auckland Council. This attention to detail and adherence to legal standards showcased AVR’s commitment to quality and legality, a crucial factor for the couple, who were previously unaware of the insurance implications of unauthorised work.

The initial engagement with AVR transformed an outdated bathroom into a modern, functional space that perfectly balances classic aesthetics with contemporary design. The renovation journey didn’t stop there. Encouraged by the success of their first project, Karen and Konstantin reconnected with Simon from AVR at the end of 2023 to embark on their dream kitchen renovation. The transformation was nothing short of remarkable, with the outdated kitchen evolving into a modern classic masterpiece that exudes warmth, elegance, and functionality.

We have used the services of Add Value Renovations twice over three years, once for bathroom renovations and more recently for our kitchen and deck. The quality of work has always been excellent and any issues that arose were dealt with quickly and professionally. We initially chose this company because we were after a more unique look for our renovations that would require a more out-of-the-box approach to planning and execution. Simon was most willing to accommodate our requests and find alternatives when required. Needless to say we were happy with the results and we approached them again to continue our renovations. The pictures speak for themselves!

The Transformation

The completion of the kitchen renovation marked the fulfilment of Karen and Konstantin’s vision for their home – a blend of modern convenience and classic design that created a welcoming and beautiful space for their growing family. Karen’s joy and satisfaction with the new kitchen underscored the success of the renovation, highlighting the effectiveness of AVR’s approach to understanding and executing their clients’ dreams. The journey of transforming their run-down property into a stunning home not only enhanced their living experience but also added significant value to their property. Karen and Konstantin’s story is a testament to the power of patience, planning, and partnering with the right renovation company to turn a house into a dream home.

What is a Lockwood home?

Lockwood homes are not just houses; they are a testament to sustainability. Crafted from locally and sustainably sourced radiata pine, these homes embrace natural, renewable, and biodegradable materials. The commitment to wood – Earth’s most renewable raw material – is a significant step in the fight against climate change.

Why renovate a Lockwood home?

Modernising a Lockwood gem

Lockwood homes – while timeless in style – may require updates to align with modern living standards. Despite their charm, the original stained timber walls can create a dark and gloomy atmosphere. This is often the driving force behind the decision to renovate – to breathe new life into a beloved Lockwood home and make it more conducive to a contemporary lifestyle.

Combatting climate extremes

Lockwood homes, known for their exposed timber walls, may lack proper ceiling insulation, resulting in uncomfortably hot summers and chilly winters. Renovations offer the opportunity to address these issues, improving energy efficiency and climate control.

Can Lockwood homes be renovated?

Yes, you can certainly renovate a Lockwood home! It’s a myth that Lockwood homes are rigid and unalterable – the truth is that they offer immense potential for renovation. Like conventional buildings, Lockwood homes can undergo all sorts of transformations, from small updates to more extensive changes. To embark on a renovation journey, it’s crucial to involve professionals who understand the unique characteristics of Lockwood homes.

Adding value to your renovation

Brightening your home with paint

A coat of paint can work wonders. Painting the interior with a crisp white or lining it with GIB can instantly make the house feel brighter and more modern. It’s a relatively simple yet effective way to transform the space.

A contemporary kitchen

Installing a new kitchen can be a game-changer. Modern cabinetry, energy-efficient appliances, and functional layouts can bring your Lockwood home into the 21st century.

Revamping the bathroom

Renovating your bathroom enhances functionality and adds to the overall appeal. From sleek vanities to energy-efficient fixtures, there are countless ways to elevate this space.

Harnessing natural light

Lockwood homes can sometimes feel dark due to their timber walls. Installing skylights is an excellent solution, letting in an abundance of natural light and creating a more open, inviting atmosphere.

How do you paint the interior of a Lockwood home?

Achieving a freshly painted interior in a Lockwood home involves thorough preparation and attention to detail.

Steps to a fresh interior

Achieving a freshly painted interior in a Lockwood home involves thorough preparation and attention to detail.

  • Surface sanding: Start by sanding down the entire surface you intend to paint, including the grooves between the timber boards. The goal is not to remove all the polyurethane finish but to provide adhesion for the new paint.
  • Knot hole treatment: Fill any timber knot holes using a quick-drying water-based filler. Sand the filler flush with the surface for a smooth finish.
  • Priming: Prime both the knots and the boards with a high-quality primer/sealer to prevent colour bleed-through. Products like Zinsser B-I-N Sealer or Cover Stain are recommended.
  • Light sanding: Give the primer/sealer coat a light sanding and dust it off for a clean surface.
  • Paint application: Apply two full coats of acrylic paint in your chosen colour.
  • Gap sealing: Many homeowners choose to use a flexible gap sealer in the grooves between boards to prevent paint cracking as the timber expands and contracts.

Creating an open-plan living space in a Lockwood home

If you’re renovating, you may contemplate changing the layout of your Lockwood home to create a more open and spacious feel. However, it’s essential to understand that Lockwood homes often use interior walls for structural bracing. Before removing any walls, consult a building professional to assess the potential impact on the home’s integrity.

How much does it cost to renovate a Lockwood home?

Renovating a Lockwood home is an investment in both your living space and its long-term value. In New Zealand, the cost of renovating a Lockwood home typically ranges from $120,000 to $200,000. This budget encompasses essential updates like bathroom and kitchen renovations, interior and exterior painting, new carpet, and flooring.

How to make a Lockwood home more energy efficient

Lockwood homes have their unique charm, but they may not be the most efficient. Enhancing their energy efficiency is a smart choice for both the environment and your comfort.

Ceiling insulation

High-quality ceiling insulation can significantly reduce heat loss during winter and maintain a cooler interior during summer. This not only improves comfort but also lowers energy bills. Proper insulation acts as a barrier, trapping the warmth inside during colder months and keeping the heat out during warmer months, making your home more comfortable all year round. In Auckland, you need to achieve a minimum of R2.9, but we usually suggest that our customers use R3.4 as the most cost-effective option. For more information on ceiling insulation, please check the Healthy Home website: Healthy Homes Insulation Standard.

Underfloor insulation

Insulating the underfloor area can prevent draughts, reduce heat loss, and create a more stable indoor temperature. A well-insulated floor ensures that the cold air from beneath your home doesn’t seep in, keeping your living space warmer and more comfortable. Additionally, underfloor insulation can contribute to significant energy savings by reducing the need for constant heating. The minimum requirement for healthy homes is R1.3, but we normally use R1.8 for our jobs to improve energy efficiency.

Retrofit double-glazing windows

Installing retrofit double glazing can improve thermal efficiency, reduce heat transfer, and minimise external noise. Double glazing works by creating an insulating layer between two panes of glass, which helps to keep the heat inside during winter and blocks it out during summer. This upgrade enhances energy efficiency and adds value to your home by improving comfort and reducing energy costs.

Implementing these energy-efficient upgrades allows you to enjoy a more comfortable, environmentally friendly, and cost-effective living space in your Lockwood home.

Your Lockwood home’s potential

Whatever your plans may be, your Lockwood home holds immense potential for transformation. Renovations can modernise its aesthetics, improve energy efficiency, and enhance the overall living experience. By carefully considering each aspect of your renovation project and seeking professional guidance, you can unlock the true beauty and functionality of your Lockwood gem.

Second Level Extension + Louvertec Roof Central Auckland

Suresh, a longtime homeowner in Central Auckland, had raised his entire family in his beloved home. However, as his children grew up and moved out, he discovered that there wasn’t enough entertainment space on the second level for his grandchildren to run around when they came to visit. Determined to create a vibrant and welcoming space for his growing family, he approached us with a unique vision. Suresh wanted to design and build an outdoor entertainment area featuring a Louvertec roof. Additionally, he sought to add a carport on the ground level to accommodate more vehicles.

The Challenges

Our team encountered two significant challenges in this project. Firstly, finding a design that met Suresh’s entertainment needs while blending with the existing home. In addition, we had to ensure the practicality of the Louvertec roof and find matching materials. Secondly, we had to apply for building consent and collaborate with engineers and trades to execute the vision effectively. Our proactive approach saved valuable time and resources, and we achieved significant savings in both timber and overall effort by optimising resource usage and coordinating with multiple specialists, ultimately benefitting the client.

Before the project, the home lacked an outdoor entertainment area, leaving the family with limited options indoors. This restricted the space for children to play and move around freely. Collaborating closely with Suresh and his family, we embarked on the journey to design and build a magnificent Louvertec pergola. This outdoor space became the perfect venue for family gatherings, allowing them to create cherished memories.

The Louvertec roof gives them control over the amount of sun and shade, making the area versatile and comfortable. Additionally, the project included the creation of a carport on the ground level, providing a practical solution for accommodating multiple vehicles.

The Transformation

The end result brought immense satisfaction to Suresh and his family. They now have a beautiful and functional outdoor entertainment area that will be treasured for years to come. The Louvertec pergola not only added value to their home but also enhanced its overall comfort and livability.

When Selling Isn’t an Option: Rescuing a Central Auckland Plaster Home

Lee’s family had owned their plaster-clad home in Epsom, Central Auckland, for over 15 years. It was meant to be the setting for lasting memories, but over time, widespread leaks and hidden water damage made the house virtually unsellable. Faced with mounting mould issues and safety concerns, the home had become more of a burden than a haven. Selling wasn’t an option—but walking away wasn’t either. That’s when they reached out to Add Value.

We’ve been engaged to bring this complex renovation to life—working from detailed plans developed by the architect, with coordination across council, engineers, and inspectors to ensure the home is not only structurally sound but also beautifully liveable and ready for future resale.

The Challenges

TThis home presented more than just technical issues—it carried emotional weight. Years of hidden leaks had caused deep structural damage, including mould, rot, and compromised framing. The recladding process required stripping the house down to its bones.

The most complex element? A second-storey extension built above the existing garage to accommodate a new bedroom with ensuite. That meant securing engineering approval, coordinating architectural changes, and integrating the new space into the flow of the home—all without compromising the safety or budget.

The original home was deteriorating and unsafe. We removed the old plaster cladding and exposed the damaged framing underneath. After reinforcing and rebuilding the core structure, we installed new vertical shiplap weatherboard for a timeless, low-maintenance finish.

The second-storey extension added not only square footage but also much-needed functionality—a private bedroom with ensuite for guests or extended family. The end result? A fresh, modern, and structurally sound home with restored street appeal and market value.

The Transformation

This renovation was more than cosmetic—it was a rescue mission. We helped Lee’s family reclaim their home, their comfort, and their peace of mind. With high-quality recladding and a beautifully integrated extension, their once-unsellable property became a safe, stylish, and future-ready home they can proudly enjoy—or confidently sell one day, should they choose.

Redefining home: a blend of safety, style, and family needs

When Emel and Liya decided to renovate, their goal wasn’t just a visual upgrade—it was to build a better environment for their growing family. With a your boy at home, they needed a safe, functional, and stylish space that could handle everyday life while still feeling like a sanctuary.

From a slippery bathroom to an outdated kitchen, their home needed thoughtful reimagining. Today, they walk into warm wood tones, soft natural light, slip-resistant finishes, and a kitchen that inspires family meals and connection.

The Challenges

This project centered on three critical values:

  • Safety: The existing bathroom tiles were a slip risk—something Emel and Liya were keen to fix with little ones in the house.

  • Functionality: The kitchen layout wasn’t serving them anymore, especially when cooking as a family.

  • Elegance: They didn’t want to compromise on the beauty of their space—natural textures and modern fixtures were must-haves.

With these priorities in mind, we designed a renovation that was elegant yet effortless, luxurious yet family-oriented.

A home reborn: from 1959 to modern comfort in North Shore

Ben and Sugar had lived in their Northshore home for over 20 years. With roots deep in the community and memories in every corner, they didn’t want to move—but they did want their home to reflect their current lifestyle. Built in 1959 and largely untouched, the home was ready for a transformation.

Through a well-planned extension, conservatory conversion, and complete layout rework, we helped Ben and Sugar modernise their beloved home while preserving its spirit.

The Challenges

As with many older homes, surprises surfaced early in the process. The original architect’s plans lacked vital elements, prompting the need for a redesign. This caused delays and budget adjustments—but Ben and Sugar remained patient and optimistic.

Add Value Renovations took over full coordination: securing building consent, updating drawings, and managing every detail so the couple could enjoy the process without stress.

The Transformation

This renovation wasn’t just about adding rooms—it was about creating a home for the next season of life. Ben and Sugar now enjoy morning coffee in their light-filled kitchen, welcome grandkids with ease thanks to the spare room, and spend evenings in a living space that feels open, calm, and perfectly theirs.
