Consent & Preparation
We submit building consent and any resource consent to Auckland Council. While it’s processing, we book trades, order long-lead items, and finalise the construction schedule with you.
6–10 weeks
Build & Handover
Your site supervisor runs day-to-day. Weekly site meetings, a private project dashboard with photos, and one direct phone number. Final walk-through, Code of Compliance, and Guarantee documents at handover.

How much does a complete home renovation cost in Auckland?
A complete home renovation in Auckland typically costs between $100,000 for a cosmetic refresh and $1.5 million-plus for a premium full transformation. Most mid-range whole-home renovations land between $250,000 and $500,000, while high-end renovations with structural changes range from $500,000 to $900,000. Your final cost depends on the size of the home, scope of work, and finish level — and we lock it as a fixed price after design and quantity surveying.
How long does a full home renovation take?
A complete home renovation in Auckland usually takes 4 to 9 months on site, plus 2 to 4 months of design, pricing, and consent before construction starts. Cosmetic refreshes can be done in 2 to 4 months on site. Larger renovations involving structural changes or recladding typically run 6 to 12 months. We give you a programme with key milestones before signing the contract.
Can I live in my home during a complete renovation?
For a full whole-home renovation, we almost always recommend moving out. The kitchen and at least one bathroom are typically offline at the same time, dust and noise are constant, and trades need full access. Most clients rent for the duration or move in with family. For partial renovations or cosmetic refreshes, staged construction can sometimes let you stay — we discuss the realistic options for your project during the consultation.
Do I need building consent for a complete home renovation?
Yes, most complete home renovations in Auckland need building consent — particularly anything involving structural changes, plumbing alterations, drainage, or changes to load-bearing walls. Some cosmetic work like repainting or replacing like-for-like fittings does not require consent. We handle all consent applications with Auckland Council on your behalf, including any resource consent needed for boundary or coverage issues.
What is the difference between a renovation and a rebuild?
A renovation keeps the existing structure and reworks it — interior layout, finishes, services, and exterior cladding can all change, but the foundations, framing, and original footprint stay. A rebuild replaces the house entirely on the same section. For most older Auckland homes in good structural condition, a complete renovation gives you a near-new home for significantly less than a rebuild and avoids resource consent for new builds.
Will a complete renovation add value to my home?
A well-designed complete renovation typically returns 70 to 100 percent of its cost in added value at sale, and in strong Auckland markets like Remuera, Ponsonby, and Devonport, it can return more than that. Yes — we are a design-and-build company, which means architectural design, interior selections, structural engineering, and construction all sit under one contract with us. You can come to us with your own architect’s plans if you already have them, or we can take you from blank page to handover. The design-and-build model means there are no gaps between the designer and the builder — and no finger-pointing if something needs to change.
How is the price fixed before work starts?
After design is locked in, our quantity surveyor prices the project line by line against measured drawings and detailed specifications. That fixed price is what you sign in your Master Builder contract — not an estimate that drifts later. The only things that can change the price during the build are owner-initiated variations, hidden site conditions only revealed once we open up the structure, or council-required changes during consent.
What is covered by the Master Build 10-Year Guarantee?
The Registered Master Builders 10-Year Guarantee covers workmanship and materials for the first two years, structural integrity for 10 years, weathertightness for 10 years, and loss of deposit. When is the best time to start a complete home renovation?
The best time to start the design and consent process is 4 to 6 months before you want construction to begin. Auckland Council consent currently takes 20 working days for residential alterations, longer for more complex projects. Spring and early summer are popular start times, so booking design slots 3 to 6 months in advance is wise. We are typically booked 4 to 8 weeks out for new design consultations.
