Got consented plans and need the right builder?
Before you commit, let AVR review your plans, construction scope and likely budget. We’ll identify the areas that could cause extra costs and explain what you need for a reliable fixed-price proposal.

A single big number hides more than it tells you
Most builders’ quotes are one lump sum. It looks simple — but it’s exactly where budgets quietly blow out. Here’s the difference a proper take-off makes before you sign anything.
A typical builder’s lump sum
- One number — no breakdown of where the money goes
- Exclusions buried in the fine print, or not stated at all
- Gaps come back later as “variations” — extra charges mid-build
- Hard to compare fairly against another builder
- You’re trusting the price is right, not knowing it
How Add Value Renovations prices it
- Every part of the job costed line by line
- Clearly lists what should be included — and what’s missing
- Surprises surface now, on paper, not later on site
- A complete scope you can actually hold a fixed price against
- You go in knowing your number, not hoping
From consented plans to a locked-in price
Four steps. The first two are free and cost you nothing but a conversation. The third is where our quantity surveyor does the detailed costing. The fourth is where your price gets locked in writing.
Plan & project review Free
Send your consented drawings, or just talk to us first. We look at the project type, budget, timing — and whether AVR is the right builder for it.
Preliminary price & risk Free
We talk you through a realistic price range and the three to five biggest scope risks on your job, then put in writing exactly what’s needed for a reliable fixed price.
Detailed QS & build proposal Paid
If the project fits, our in-house quantity surveyor measures and costs it line by line against current Auckland trade rates. The fee is credited back if you build with us.
Fixed-price AVR contract
Selections, site conditions, exclusions and allowances settled first. Then your construction price is locked in a Master Builder contract, backed by the 10-Year Guarantee.
Steps 1 and 2 are free, with no obligation. We review consented projects because we want to build them — and if your job isn’t a fit for us, we’ll tell you that early rather than waste your time. What we won’t do is hand you a costed verdict on another builder’s quote and call it impartial. We’re a builder, and you deserve to know that when you weigh up what we tell you.

Why this keeps your project on budget
A renovation or extension is one of the biggest cheques you’ll ever write. Getting the scope and the cost risks straight before you sign is how you make sure it’s spent right.
See exactly where your money goes
Full transparency, line by line. No vague lump sums, no surprise variations eating into your budget halfway through.
Lock your price in
Build with us and that costing becomes the basis of your fixed-price Master Builder contract — final selections confirmed, then the number is locked before a hammer swings.
Know the risks before you sign
We’ll show you where the cost risk actually sits on your job — the allowances, the site unknowns, the selections still unconfirmed. Whatever you decide next, you go in with your eyes open.
