Most builders’ quotes are one lump sum. It looks simple — but it’s exactly where budgets quietly blow out. Here’s the difference a proper take-off makes before you sign anything.

From consented plans to a locked-in price

Four steps. The first two are free and cost you nothing but a conversation. The third is where our quantity surveyor does the detailed costing. The fourth is where your price gets locked in writing.

Plan & project review Free

Send your consented drawings, or just talk to us first. We look at the project type, budget, timing — and whether AVR is the right builder for it.

Preliminary price & risk Free

We talk you through a realistic price range and the three to five biggest scope risks on your job, then put in writing exactly what’s needed for a reliable fixed price.

Detailed QS & build proposal Paid

If the project fits, our in-house quantity surveyor measures and costs it line by line against current Auckland trade rates. The fee is credited back if you build with us.

Fixed-price AVR contract

Selections, site conditions, exclusions and allowances settled first. Then your construction price is locked in a Master Builder contract, backed by the 10-Year Guarantee.

Steps 1 and 2 are free, with no obligation. We review consented projects because we want to build them — and if your job isn’t a fit for us, we’ll tell you that early rather than waste your time. What we won’t do is hand you a costed verdict on another builder’s quote and call it impartial. We’re a builder, and you deserve to know that when you weigh up what we tell you.

Ready to build? Here’s what owners ask us

My plans are already consented — can you price straight off them?
Yes — consented drawings are exactly what we want. They’re the most accurate basis for a take-off because every detail council approved is on them. Send them as they are; no need to redraw or summarise anything.
What do I actually get from the free review?
A realistic price range for your job and the three to five biggest scope risks we can see — talked through properly, not emailed as a form letter. In writing you get the process and exactly what we’d need to give you a reliable fixed price. It is not a full take-off, and it is not a costing of another builder’s quote.
What’s free and what’s paid?
The plan review and the preliminary price and risk conversation are free. The detailed quantity-surveyed costing and build proposal is a paid piece of work — it takes real hours from our QS — and the fee is credited back against your build if you go ahead with us.
Can you give me a second opinion on a builder’s quote?
We’ll tell you honestly where we think the scope risk sits and what looks light or missing. But we’ll say it as the builder who would price the job, not as an impartial assessor — we have an interest in the answer and you should read it that way. If you want a genuinely independent opinion, engage a quantity surveyor with no stake in building it.
Do I have to build with Add Value Renovations?
No, and there’s no lock-in at any stage. But we’ll be straight with you: we review consented plans because we’re looking for good projects to build. If we’re not the right fit for yours, we’d rather tell you early.
How does the fixed price get locked in?
Once your selections, site conditions, exclusions and allowances are settled, the costing becomes your fixed-price Master Builder contract — the number is locked in writing before work starts, backed by the 10-Year Master Builder Guarantee. No drip-fed variations.
How soon could you start?
It depends on the job size and our current schedule — with consent already granted you’ve removed the biggest delay. Send your plans through and we’ll come back with realistic timing alongside the price range.
