Sound Familiar?

Renovating in Auckland shouldn’t feel this hard.

You love where you live. But the kitchen’s tired, the bathroom leaks, or the layout doesn’t work for the family anymore. You’ve started getting quotes — and every builder either ghosts you, comes back with a number that feels made up, or wants to start before you’ve even agreed what they’re building.

You’re not being difficult. You just want to know what you’re paying for, when it’ll be finished, and that the people doing it actually finish what they start.

  • Three quotes — three wildly different prices, no detail
  • Builders who go quiet for weeks at a time
  • “Allowances” and “PC sums” you don’t understand
  • The job blowing 30% over the original quote
  • Living in a half-finished bombsite for months
  • No one wanting to take responsibility when something goes wrong
Why Add Value

Three things we do that most Auckland renovators don’t.

QS-led pricing, line by line.

Every job is priced through our 21-section quantity surveyor process. You see the cost of every door, tile, and fitting before you sign. No allowances, no PC sums, no surprises.

Design-and-build under one roof.

You don’t need to manage architects, builders, and tradies separately. We handle design, consents, all subcontractors, and on-site delivery — one team, one accountable name on the contract.

10-year Master Builder Guarantee.

Every renovation is backed by the Master Builder Association’s 10-year Master Build Guarantee plus our $2M public liability insurance. If anything goes wrong structurally for a decade, you’re covered.

Meet Your Builder

Hi, I’m Simon — the person you’ll actually be working with.

Simon Liu, Director of Add Value Renovations

I’m the principal at Add Value Renovations. I personally meet every client at the start of a project and stay involved through to handover — no salespeople, no being passed off to a junior PM after you sign.

After 500+ Auckland renovations, I’ve seen every way a job can go sideways — and I built our 21-section QS process so yours doesn’t. If you give me 30 minutes, I’ll give you the honest answer on whether your project is realistic, what it’ll cost, and what you should watch out for. No pressure to hire us.

Frequently Asked

The questions every Auckland homeowner asks first.

How much does a home renovation cost in Auckland in 2026?
Most Auckland home renovations sit between $35,000 and $800,000+ depending on scope. A bathroom typically runs $35,000–$80,000, a kitchen $45,000–$120,000, a full-home renovation $150,000–$500,000, and a home extension $250,000–$800,000+. Use our Instant Renovation Estimator for a personalised estimate.
How long does a home renovation take?
Bathrooms typically take 4–6 weeks. Kitchens 6–8 weeks. Full-home renovations 4–8 months depending on size and consent requirements. Our QS-led process locks the timeline before we start.
Do I need council consent for my renovation?
Cosmetic renovations like new kitchens or bathrooms usually don’t need consent. Anything structural — moving walls, adding rooms, recladding, plumbing relocations — does. We handle the entire Auckland Council consent process for you.
What guarantees do you offer?
Every Add Value Renovations project comes with a 10-year Master Builder Guarantee covering structural work, weathertightness, and materials. We also carry $2 million public liability insurance.
How is your pricing different from other Auckland renovators?
We use a 21-section quantity surveyor process to price every job line by line before you sign anything. You see exactly what you’re paying for — no allowances, no PC sums, no surprise variations. Most Auckland renovations blow out by around 30%. Ours don’t.
What areas of Auckland do you cover?
We renovate homes across 19 Auckland suburbs and the wider West Auckland and North Shore regions. From Remuera and Mt Eden to Blockhouse Bay and Mission Bay — same QS-led pricing, same Master Builder 10-Year Guarantee, same one-team delivery. We’re Newmarket-based.
What is design-and-build and why does it matter?
Design-and-build means one company handles your entire renovation under a single contract — design, consents, construction, and project management. The alternative is hiring separately: an architect or designer first, then a builder, then sub-trades. Splitting them often means designs that aren’t budget-realistic, finger-pointing when problems arise, and you ending up as the project manager. With design-and-build, there’s one accountable name on the contract from concept to handover.
Are you LBP-certified?
Yes. Add Value Renovations is a Licensed Building Practitioner (LBP) and a Registered Master Builder. LBP certification is required for restricted building work in New Zealand — most structural renovations, recladding, and weathertightness work — and signals your builder has been vetted to a national standard. We carry $2 million public liability insurance and a 10-year Master Build Guarantee on every project.
Can you handle the indoor-outdoor flow we want?
Indoor-outdoor flow is one of the most-requested features in Auckland renovations and one we design for on almost every project — bi-fold or stacker doors, level thresholds to outdoor decks, kitchen sightlines to the garden, integrated covered outdoor rooms. Our design-and-build process means the architectural intent gets built exactly as drawn, not value-engineered out by a separate builder later.
