Why character homes are different

Villas and bungalows were built differently — native timber framing and floors, single glazing, no insulation, original sash windows, decorative detailing, and services long past their life. Renovating them isn’t harder so much as different: you’re balancing modern function and comfort against features that give the home its value and charm. Many sit in heritage or Special Character areas, which adds a planning layer.

Heritage & Special Character overlays

Many inner Auckland suburbs — Ponsonby, Mt Eden, Devonport, Grey Lynn and others — sit under Special Character or heritage overlays in the Auckland Unitary Plan. These can restrict what you change to the street-facing form and often require resource consent for external work. It doesn’t stop you renovating — it shapes how. Check your overlay before designing.

Pitfalls to avoid

  • Over-modernising the frontage — it erodes both character and value.
  • Ignoring the overlay — external changes without consent can mean costly reversals.
  • Mismatched additions — a rear addition should relate to the original, not clash with it.
  • Underestimating hidden work — piles, borer, wiring and plumbing in older homes always need contingency.
