The AVR Difference

One team, one contract, zero surprises.

Most Auckland renovation projects use the traditional design-bid-build model: you hire an architect, hope the design is buildable, then take it to three builders and pray the price comes in on budget. It rarely does. By then, you've spent months and tens of thousands of dollars on a design no one priced as they drew it.

We do it differently. Our designer, our Quantity Surveyor, and our Master Builder sit in the same office and work on your project together from day one. The design is priced as it's drawn. The build is planned as it's designed. You sign one contract — and the same team carries it through to handover.

That's why our clients land where they expected to land — on scope, on budget, on time.

10-Year Master Build Guarantee

Independent third-party cover for structural defects and weathertightness for a full decade.

Fixed-price QS pricing

Your final price is built by our in-house Quantity Surveyor, not guessed by your builder.

Step One · Weeks 1–2

Initial consultation & feasibility planning

You'll know within two weeks whether your project is actually buildable inside your budget.

Before anyone draws a line or quotes a price, we make sure your project is actually deliverable. This is the step most renovators skip — and the reason most renovations blow out.

A 30-minute strategy call

One of our renovation specialists talks through your vision, priorities, and what "done well" looks like for your family.

Onsite consultation

If we're a match, we visit your home for a firsthand look at the existing build, the site, and the constraints.

Written Add Value QS Report

A planning report covering preliminary design and QS costs, property info, and key consent requirements.

Design & QS report — plan with certainty

You'll sign your contract knowing the exact final price — not a hopeful estimate.

This is where most of the value gets created — or destroyed. Design and pricing happen together, not in sequence. You walk into the contract signing with a fixed, itemised price already in hand.

Build-ready concept design

Our designer turns your ideas into scaled plans, supported by QS input on costs and planning requirements.

Final QS-priced cost breakdown

An itemised, line-by-line price from our in-house Quantity Surveyor — not a guess from your builder.

Signed contract & 10-year guarantee

More Answers

Common questions about our process

Auckland homeowners ask us the same questions most weeks. Here are the straight answers.

How long does a full renovation in Auckland take from first call to handover?
Most Add Value Renovations projects take 9 to 14 months end-to-end. Roughly 3 to 5 months for design, QS pricing and council consent, then 4 to 9 months on the tools depending on scope. A kitchen or bathroom can run shorter; a full home renovation or two-storey extension can run longer. We give you a written programme before you sign anything.
Do you handle the Auckland Council building consent for me?
Yes. Once you approve the design and QS report we lodge all building consent and (where needed) resource consent applications with Auckland Council on your behalf, manage RFIs, and book every council inspection during construction. You sign the consent — we do everything else.
How do you keep the price fixed and avoid cost blowouts?
Our in-house Quantity Surveyor prices your renovation from your final design — not from a guess. You sign a Master Builder fixed-price contract before we start. Variations only happen if you change your mind or we uncover something genuinely hidden, and they're always quoted and approved in writing before we proceed.
When do I have to pay during the build?
You pay a 10% booking deposit when you sign the contract. After that, you only pay weekly for work that has actually been completed. No big up-front payments, no paying for materials before they arrive, no surprise lump sums.
What does the 10-Year Master Builder Guarantee actually cover?
The Master Build 10-Year Guarantee is independent third-party cover for structural defects, weathertightness, and materials for ten years from completion. It's in addition to our own 2-year workmanship warranty and our $2M public liability insurance. If something goes wrong, you're covered even if our company didn't exist anymore.
Can I see updates while you're building?
Yes. Every client gets a private Owner Portal with the live schedule, weekly photo updates, payment history, and a running site log. You can check in any time without picking up the phone — though our project manager is on the end of one whenever you need them.
What happens if I want to change something mid-build?
Changes are part of every renovation and we plan for them. Before any work happens we'll discuss the change with you, quote the cost and time impact in writing, and only proceed once you approve it. No surprise charges on your final invoice.
What suburbs of Auckland do you cover?
We build across all of Auckland — from Remuera, Epsom, Mt Eden, Ponsonby, Herne Bay and Newmarket through to West Auckland and the North Shore. Our office is in Newmarket and our site teams travel across the wider Auckland region.
