Do I need special consent to renovate a villa kitchen in Auckland?

It depends on whether the home is in a Special Character Area (most of Remuera, Ponsonby, Mt Eden, Herne Bay, Grey Lynn villas qualify) or is individually scheduled. Special Character Areas mostly only regulate the exterior — internal kitchen renovations usually don’t need extra consent. Scheduled buildings are tighter and often require resource consent for any internal changes. We check this at the start of every villa kitchen project.

What’s the right cabinetry style for an Auckland villa kitchen?

Shaker is the safest period-appropriate choice — simple, classic, fits any Auckland villa or bungalow from 1880 to 1940. In-frame cabinetry (where the door sits inside the cabinet frame, like traditional English furniture) is more premium and more authentic for higher-end villa kitchens. Avoid handle-less push-to-open cabinetry — it looks completely wrong in a character home.

Can I remove a chimney to extend the kitchen?

Often yes, but it depends on whether the home is scheduled and how much structural impact the chimney removal has. The lower section can usually come out with consent; the visible exterior portion sometimes must be retained for scheduled buildings. Engineering, fire separation, and council heritage rules all need to be checked before committing.

Should I restore the existing kitchen or replace it?

If the existing kitchen is genuinely original to the villa (rare — most have been replaced two or three times since 1900), restoration may have heritage value. In almost all cases, the existing kitchen is a 1970s or 1990s replacement — replace it. The character to preserve is in the room itself (proportions, windows, mouldings), not in dated cabinetry.

Can I add modern appliances without ruining the character?

Yes — and this is exactly where good design matters. Integrated appliances behind cabinetry doors, induction cooktops in stone benchtops, and rangehoods concealed in joinery all preserve the period feel. Statement appliances (Falcon-style ranges, professional fridges) also work in larger villa kitchens — but they need the room scale to handle them.

How do you work around walls that aren’t square in old villas?

Carefully and slowly. Auckland villas from 1900 have walls that have settled, floors that aren’t level, and corners that aren’t 90 degrees. Our joiners measure on site, scribe cabinetry to match the actual geometry, and use scribe strips where panels meet walls. It takes longer than installing into a square modern home — and the difference between a properly-scribed villa kitchen and a sloppy install is visible to anyone.

What benchtop material suits an Auckland villa kitchen?

Honed (not polished) engineered stone, marble or dolomite for premium villas, or timber for a more rustic bungalow feel. Avoid high-gloss polished surfaces — they look wrong in a character home. Pale neutrals (Carrara-look marbles, soft greys, warm whites) work best with native timber floors and original windows.
