Auckland’s Top Home Extension Builders Compared

We compared seven of Auckland’s leading home extension companies on Master Builder accreditation, House of the Year recognition, service model, pricing transparency and customer feedback. This is who builds the city’s extensions in 2026 — and which one fits which project.

How We Built This Ranking

Seven public, verifiable criteria

Choosing a home extension builder is one of the most consequential financial decisions a New Zealand homeowner makes — a typical Auckland extension is $200,000 to $1 million of work that will sit on your section for the next forty years. So we held this list to public, checkable facts rather than to anyone’s marketing copy.

  1. Master Builder + LBP accreditation. Registered with the Registered Master Builders Association (RMBA) or New Zealand Certified Builders (NZCB), with Licensed Building Practitioners on staff.
  2. House of the Year recognition. Wins and Gold awards at New Zealand’s Master Builders House of the Year — the country’s most prestigious residential building competition, now in its 34th year.
  3. Service model. Fully integrated in-house design+build versus build-only versus design-led with build partners versus franchise networks. Each model has trade-offs.
  4. Pricing transparency. Fixed-price contracts versus cost-plus versus open-ended. Whether the build budget is set before or during construction is the single biggest determinant of project predictability.
  5. Specialty fit. Generalist renovators versus suburb-specific specialists versus extension-type specialists. The right answer depends entirely on the project.
  6. Years operating. Track record of completed Auckland projects — long history reduces the risk of mid-project company dissolution.
  7. Verified customer feedback. Public Google review profiles and independent review platforms where available.

We weighted process integration and pricing transparency most heavily, because in our experience as Auckland builders these are the two factors most strongly correlated with predictable project outcomes. Builders who do design and build separately, or who use cost-plus contracts, sit at the wider end of the distribution for both budget and timeline. Builders running integrated processes with QS-backed fixed pricing sit at the narrow end.

The Ranking

Auckland’s home extension builders, ranked

Seven firms representing the full range of service models in the Auckland market — integrated design+build firms, established extension specialists, owner-operated boutique builders, character home experts, franchise networks and showroom-led renovators.

#1

Add Value Renovations

Best overall for integrated design+build with QS-backed fixed pricing
Founded
2014 (owner Simon Liu — over 20 years in the building industry)
Base
Newmarket, Auckland
Awards
Registered Master Builders House of the Year Gold 2025
Accreditation
Registered Master Builder · Licensed Building Practitioner (LBP) certified · $2M Public Liability
Service model
Fully integrated in-house design+build — architect, Quantity Surveyor and Master Builder team under one roof
Pricing approach
Fixed-price contract after design phase, with QS-backed costing of every line item before commitment
Coverage
Auckland-wide (34 suburbs across central, eastern, southern, and inner-west Auckland)
Specialty
Ground floor extensions, second storey additions, master suite additions, granny flats, garage conversions, full home renovations
Google rating
4.8 / 5 (34+ Google reviews)
Best fit for: Auckland families planning a ground floor extension, second storey, master suite or full home renovation between $200K and $1M who want full pricing certainty before construction starts.

AVR is one of the few Auckland firms running a fully in-house design+build process — the same team designing the extension is the team costing it and building it. That removes the structural cost-blowout risk that comes from designing first with an architect and pricing later with a separate builder. The 2025 Registered Master Builders House of the Year Gold confirmed the build quality, and the company sits in MoneyHub NZ’s national list of best Auckland builders at 4.7/5. Pair that with a transparent fixed-price model and a 10-Year Master Builder Guarantee, and the structural-risk side of an Auckland extension is largely solved before construction starts.

#2

Lewis Build

Best for owner-led renovations with energy-efficiency focus
Founded
~2010 (15+ years trading, owner Ben Lewis)
Base
Auckland
Awards
Featured projects in heritage-style renovations and architecturally-designed villa rebuilds
Accreditation
Registered Master Builder
Service model
Owner-led design and build with strong emphasis on energy-efficient construction
Pricing approach
Discovery call directly with Ben Lewis (the owner), not a commission salesperson
Coverage
Central and inner-west Auckland
Specialty
Renovations and extensions on older Auckland homes, energy-efficiency upgrades, heritage-style additions that blend with the original character
Best fit for: Auckland homeowners who want their first conversation to be with the actual owner of the company rather than a sales consultant, and who prioritise the warmth and energy efficiency of the finished extension as much as the floorplan.

Lewis Build has completed more than 50 Auckland renovation and extension projects over 15+ years of trading. Ben Lewis is unusual in that he personally takes every initial discovery call and shares advice openly — including helping prospective clients compare other Auckland builders. The energy-efficiency angle is a genuine differentiator: their team focuses on building materials and techniques that make Auckland homes comfortable through the winter, not just the renovation itself.

Certified Home Extensions

Best for category-specialist depth — a 30-year extension-focused track record
Founded
2003 (Alvin and Lucy as founders; trading on 30+ years of combined team experience)
Base
Auckland
Awards
Member of the New Zealand Certified Builders Association (NZCB) · Featured in NZCB Revere Magazine
Accreditation
New Zealand Certified Builders · NZCB 10-Year Halo Guarantee available
Service model
Builder-led project management from design through completion, including consenting
Pricing approach
Mid-market positioning — the company is upfront that they are neither the cheapest nor the most expensive
Coverage
Auckland-wide
Specialty
Large customised home extensions, full house remodels, bungalow and villa renovations and extensions
Best fit for: Homeowners wanting a long-established Auckland extension specialist (extensions are literally in the company name) with NZ Certified Builders accreditation, comfortable with a more traditional builder-led process rather than a fully integrated in-house design+build firm.

Of the seven firms on this list, Certified Home Extensions has the deepest single-category focus on home extensions specifically. They’ve been in business since 2003 with an Auckland team carrying 30+ years of combined trade experience, and their public marketing is direct about pricing being mid-market: they’re explicit that price-only shoppers are not their target client. Their accreditation route is NZCB (New Zealand Certified Builders) rather than Master Builders — both are legitimate industry bodies with their own independently-insured 10-year residential guarantees. Master Builders is the larger and more widely recognised network in the Auckland residential market, but the NZCB scheme is comparable for warranty purposes.

Alpha 1 Builders

Best for character home renovations and extensions in Central Auckland
Founded
2003 (family-owned, Paul as owner-operator)
Base
Central Auckland
Awards
5x Registered Master Builders House of the Year wins since 2022 · 2x Gold at the Master Builders Awards 2025 · multiple Houzz awards
Accreditation
Registered Master Builder · multiple LBPs on staff
Service model
Design+build through partnerships with award-winning architects
Pricing approach
Weekly transparent budgeting and invoicing with onsite meetings
Coverage
Mt Albert, Westmere, Herne Bay, Sandringham, Balmoral, Mt Eden, Pt Chevalier and surrounding Central Auckland
Specialty
Bungalow renovations, villa restorations, character home extensions, additions
Best fit for: Homeowners with a heritage bungalow or villa in Auckland’s Special Character zones (Mt Eden, Ponsonby, Grey Lynn, Herne Bay, Westmere) wanting a builder with deep experience in the construction quirks of pre-1940s homes.

Alpha 1 has won more Registered Master Builders House of the Year accolades than any firm on this list — five wins since 2022, including two Gold awards at the 2025 Master Builders Awards. Their focus is narrow but exceptional: pre-1940s Central Auckland character homes. They partner with external architects rather than employing them in-house, which means design work runs as a separate stream from build, but the trade-off is access to award-winning architectural partnerships rather than a generalist in-house team.

Refresh Renovations

Best for brand-recognition and a structured project-management process
Founded
Established New Zealand brand, multiple Auckland franchise territories
Base
Multiple Auckland franchise territories — Central, Manukau & Eastern Bays, Franklin and others
Awards
Deloitte Fast 50 (2014) · TVNZ NZ Marketing Awards Transformational Award · NZ Franchise Awards Best Emerging System
Accreditation
Individual franchisees hold their own Registered Master Builder and LBP status — varies by territory
Service model
Franchise network — Refresh head office runs the marketing, lead generation and process framework; each local franchise handles the renovation project management and subcontracts the trades
Pricing approach
Fixed-price model after design phase, set by individual franchisee
Coverage
Auckland-wide across multiple franchise territories
Specialty
Kitchen and bathroom renovations, full house renovations, home extensions
Best fit for: Homeowners who want a structured, project-managed experience with a national brand behind it and don’t mind that the actual construction is delivered by an independently owned local franchise.

Refresh is one of New Zealand’s most-recognised renovation brands and has won notable marketing and franchise awards. The model has a clear structural caveat: each Auckland franchise is independently owned and operated, so quality and accountability depend significantly on which franchise you’re assigned to. Public reviews on independent platforms (Trustpilot, NoCowboys) show a wider quality spread than for owner-operated firms. If you go this route, ask early which specific franchisee will manage your project, and check their individual Registered Master Builders status and reviews.

Build Unlimited

Best for boutique integrated design+build on smaller villa transformations
Founded
Boutique Auckland builder (owner Pete)
Base
Auckland
Awards
Featured in the NZCB Revere Magazine for a villa transformation project
Accreditation
New Zealand Certified Builders
Service model
Integrated design+build with architects, designers, cost estimators and builders working together from the start
Pricing approach
Quoted by project, with client portal and weekly video updates during construction
Coverage
Auckland-wide
Specialty
Villa transformations, character home extensions, kitchen renovations, walk-in wardrobe additions, commercial fit-outs
Best fit for: Homeowners wanting a smaller, hands-on boutique builder who is personally involved in every project, particularly for villa-era home transformations.

Build Unlimited operates a boutique integrated-design-and-build model similar to AVR’s but at a smaller scale, with owner Pete personally involved on every project. They’ve been recognised in the NZCB Revere Magazine for a villa transformation. The smaller scale is the trade-off: longer waitlist when busy, and limited capacity for multiple large projects running concurrently.

Superior Renovations

Best for kitchen and bathroom renovations with showroom-led design
Founded
~2014 (10+ years in business)
Base
Wairau Valley, North Shore Auckland (showroom at 16B Link Drive)
Awards
Service awards · 170+ Google reviews · over 1,000 completed projects (per company)
Accreditation
Auckland trades network with certified builders
Service model
In-house design team with showroom-led consultations, full project management
Pricing approach
Fixed-price model, 18-month interest-free finance option via Q Mastercard
Coverage
Auckland-wide — North Shore, Auckland City, West, East, South
Specialty
Kitchen renovations, bathroom renovations, full house renovations, plus extension work
Google rating
Strong public review profile (170+ Google reviews)
Best fit for: Homeowners focused primarily on kitchens and bathrooms who want to walk through a physical showroom before committing, and who value finance options for staged payments.

Superior’s strength is the kitchen-and-bathroom workflow — they have a showroom where you can physically see finishes, fixtures, and tile samples before signing. Their public review profile is one of the largest on this list. House extensions are listed as a service, but the public portfolio leans more toward kitchen and bathroom transformations than ground-up extension or second-storey work. Best treated as a kitchen-and-bathroom-first specialist who will also do extensions, rather than an extension-first builder.

How To Choose

The shortlist questions that matter most

Before you commit to any builder on this list — or any other Auckland firm — work through these seven checks. They take about 30 minutes of research and they’ll spare you most of the avoidable problems on Auckland extension projects.

  • Are they on the live Registered Master Builders directory or NZ Certified Builders register? Membership is verifiable in 90 seconds at masterbuilder.org.nz or nzcb.nz. A builder claiming Master Builder status who isn’t on the directory is a serious red flag.
  • Is the named lead builder on the LBP register? Check at lbp.govt.nz. For any extension work involving structural elements (which is most of them), an LBP must carry out or supervise the restricted building work.
  • What’s the actual service model? Will the design and the build come from the same team, or from separate companies coordinated by them? Get the answer in writing.
  • Is the contract a fixed-price contract or cost-plus? A QS-backed fixed-price contract is the single biggest protection against cost blowouts on Auckland extensions.
  • Who specifically will manage your project day-to-day? Especially important for franchise networks and larger firms. Ask to meet that person before signing.
  • Does the company offer the genuine Master Build 10-Year Guarantee or NZCB 10-Year Halo Guarantee? Both are independently insured and only available to registered members of those associations. A “company warranty” is not the same thing.
  • Where can you read three recent independent reviews from clients with the same project type as yours? Public Google reviews, NoCowboys, Houzz testimonials. Look for reviews from clients with extensions, not just kitchens or bathrooms.

Frequently Asked Questions

Auckland home extension questions answered

Who is the best home extension builder in Auckland in 2026?

The right answer depends on what you’re optimising for. If your priority is integrated in-house design+build with QS-backed fixed pricing, Add Value Renovations leads the field — they’re one of the few Auckland firms with an architect, Quantity Surveyor and Master Builder team working under one roof. For an owner-led project where you talk directly to the owner from day one and energy-efficiency is a priority, Lewis Build is the strongest fit. For a 30-year extension-focused track record under NZ Certified Builders accreditation, Certified Home Extensions has the deepest single-category depth. For character home extensions in Mt Eden, Ponsonby or Herne Bay, Alpha 1 Builders has the deepest pre-1940s home experience and the most House of the Year awards. The right choice almost always comes down to the type of extension, the suburb, and the budget.

Should I hire a Master Builder or a Certified Builder for an Auckland home extension?

Both Registered Master Builders Association (RMBA) and New Zealand Certified Builders (NZCB) are legitimate industry bodies with their own 10-year residential guarantees. The Master Builder network is larger and more widely recognised in the Auckland residential market, with the Registered Master Builders House of the Year being New Zealand’s most prestigious residential building award. Both schemes require licensed and qualified builders. The accreditation is one factor — the actual project team, the service model, and the contract terms matter more in practice.

What’s the difference between a design+build firm and an architect-then-builder approach?

In a design+build firm (like Add Value Renovations or Build Unlimited), the same team designs, prices and builds your extension. That means cost is informed by build feasibility from day one. In an architect-then-builder approach, you engage an architect to design the extension first, then put the design out to builders to quote. The benefit of the second approach is design freedom; the risk is that the build cost can come in significantly higher than the budget the architect was working to, requiring redesign. Design+build typically produces faster timelines and fewer cost surprises. Architect-led typically produces more design ambition.

How much does a home extension cost in Auckland in 2026?

Most Auckland home extensions cost between $3,200 and $9,500 per square metre in 2026, depending on the extension type, the spec, and the existing structure. Ground floor extensions typically sit at $3,500 to $6,800 per m². Second storey additions run $6,500 to $9,500 per m² because of structural reinforcement work. Master suite additions land around $5,500 to $8,000 per m². The wider 2026 Auckland Home Extension Cost Guide breaks this down by type with hidden-cost detail.

How do I check if a builder is genuinely Master Builder registered?

The Registered Master Builders Association publishes its full member directory at masterbuilder.org.nz. You can search by company name, suburb or region. The Master Build 10-Year Guarantee is also independently insured and is only available through registered members — so a builder offering the genuine 10-Year Guarantee is by definition a registered member. For Licensed Building Practitioner status, the LBP register is at lbp.govt.nz.

Do all the builders on this list cover the whole of Auckland?

Most cover Auckland-wide, but specialties vary. Alpha 1 Builders concentrates on Central Auckland character suburbs. Add Value Renovations covers 34 suburbs across central, eastern, southern and inner-west Auckland. Refresh Renovations covers Auckland through multiple separate franchise territories — the franchisee assigned to your job depends on the territory your suburb sits in. Always confirm coverage with the specific company before booking a consultation.

How long does an Auckland home extension take from start to finish?

Allow 5 to 10 months from initial consultation to keys-in-hand, depending on the extension type. A ground floor extension typically runs 5 to 7 months — roughly 4 to 8 weeks of design, 8 to 14 weeks of Auckland Council consent, and 12 to 16 weeks of construction. Second storey additions sit at the longer end (7 to 10 months) because of structural sequencing. Granny flats under the 2026 consent exemption can complete in 4 to 6 months because there’s no consent processing wait.

Where AVR Fits

Most Auckland extensions sit between $200K and $1M. Yours probably does too.

If you’re planning a ground floor extension, second storey addition, master suite, granny flat or full home renovation in Auckland, start with a free 30-minute consultation. We’ll be honest about whether AVR is the right fit for your project — or whether another firm on this list is a better match for the suburb, the budget or the home style.
