Cost plan terms.

What the desktop cost plan is, what it is based on, and how you may use it.
The terms that sit alongside every Renovation Cost Plan order.

VERSION RENOVATION-COST-PLAN-V1EFFECTIVE 23 OCTOBER 2026ADD VALUE RENOVATIONS LTD
BEFORE YOU ORDER

Read before you pay.

These terms apply to every Renovation Cost Plan ordered from Add Value Renovations Ltd (NZBN 9429041370285) through addvaluerenovations.co.nz, in the Standard, Express or 24-hour option. Ticking the order box and paying the invoice accepts them.

These terms are recorded against your order by version number.

CLAUSE 01

What the cost plan is

  1. The Renovation Cost Plan is an early planning estimate. It is a desktop study prepared from the information you supply, using AVR's own Auckland pricing database and the judgement of our estimating team.
  2. It is not a quote, a fixed price, a tender, a valuation, a building inspection, a pre-purchase report, a weathertightness assessment or a structural assessment. A construction price follows a confirmed scope, a design, a site measure and any site investigations the work needs.
  3. The report shows a planning range, not a single guaranteed figure. The actual cost of the work can fall outside the range, for the reasons set out in clauses 2 and 5.
  4. The report states the assumptions, allowances and exclusions it is built on. Those statements form part of the cost plan and these terms.
CLAUSE 02

What it is based on

  1. We rely on what you send us: the address, floor plan or sketch, photographs, listing material, council records and any reports you hold. We do not visit the property, open up linings, measure on site or verify that the information is accurate, complete or current.
  2. Agent floor plans and marketing material are often not to scale and may be wrong. Where a dimension or quantity is uncertain, we say so and estimate it. A real measure may change the quantity and the cost.
  3. Where information is missing, we state an assumption and price to it. If the assumption turns out to be wrong, the cost changes.
  4. Rates reflect Auckland costs at the date of the report. Material and labour prices move, and a report more than 90 days old should be refreshed before it is relied on.
CLAUSE 03

Price, payment and turnaround

  1. The fee is the amount shown for the option you choose, in New Zealand dollars including GST. It is set by AVR at checkout; a figure shown elsewhere does not change it.
  2. We raise a Xero invoice when you confirm the order. Payment is made on Xero's secure page. We do not hold your card details.
  3. The turnaround clock starts only when both of these have happened: your payment is confirmed, and we have told you in writing that we have enough information to begin. It does not start when you pay, or when you send documents.
  4. Standard and Express are counted in New Zealand calendar days from the start. The 24-hour option is 24 hours from the start. All times are Pacific/Auckland time.
  5. We accept one 24-hour report per New Zealand calendar day. A checkout reserves that day's slot while payment is checked. If the slot is taken before your payment is confirmed, we tell you and offer Express, Standard or the next day.
  6. If we miss the turnaround for a reason within our control, we refund the difference between the option you paid for and the Standard fee, or the whole fee if you paid Standard. That is the full remedy for a late report.
CLAUSE 04

Information checks and refunds

  1. After payment we ask for your floor plan, photographs and reports, and we check them before confirming the start. We may ask for more. Please do not commission new reports or surveys for this order until we have told you what is needed.
  2. If what you can provide is not enough to prepare a useful cost plan, and the gap cannot be closed with a stated assumption, we say so in writing and refund the fee in full.
  3. You may cancel for a full refund at any time before we confirm the start.
  4. Once we have confirmed the start, the report is being prepared and the fee is not refundable, except as clause 3.6 and your consumer rights provide.
  5. One cost plan covers one property and one renovation brief. A materially different brief, or a second property, is a new order.
CLAUSE 05

What the cost plan does not cover

Unless the report lists it as an allowance, the planning range does not include:

  • Hidden conditions that a desktop study cannot see: rot, borer, mould, water damage, failed cladding or flashings, unsafe wiring, undersized or damaged structure, ground conditions and drainage faults.
  • Asbestos survey, removal and clearance.
  • Design, engineering, surveying, geotechnical and specialist reports; building consent, resource consent and council fees; development contributions.
  • Upgrades required by the council, an engineer or the Building Code once the work is designed, including fire, insulation, seismic and weathertightness upgrades to the existing house.
  • Appliances, whiteware, furniture, window furnishings, landscaping, driveways, fencing and other external work.
  • Temporary accommodation, storage, furniture removal and contract works insurance.
  • Price movement after the report date, product lead times and construction delays.
  • Any work not described in the brief and the report.
CLAUSE 06

Using the cost plan to make a decision

  1. The cost plan is a budgeting aid. Use it to decide whether to take the next step: a design brief, a site visit, a builder's quote, or a purchase offer.
  2. If you are buying, the cost plan does not replace a LIM, a pre-purchase building inspection, a weathertightness or moisture report, a title check, your lawyer's advice or your own inspection. Obtain those before you commit to a purchase, and read the cost plan alongside them.
  3. A purchase price, an offer, a loan or a sale decision is yours. To the extent the law allows, AVR is not liable for the outcome of a property transaction, for loss of profit or opportunity, or for any loss arising from a difference between the planning range and the actual cost of work later priced or carried out.
  4. Where we are liable to you in connection with a cost plan, and the law allows the limit, our total liability is limited to the fee you paid for that cost plan.
CLAUSE 07

AVR is a design-and-build company

  1. Add Value Renovations Ltd designs and builds renovations. The cost plan is prepared by our own estimating team and is not an independent quantity surveyor's report or an independent valuation. We declare this so you can weigh it.
  2. You are under no obligation to use AVR for any design or building work, and you may give the cost plan to any designer or builder to brief them.
  3. If you later engage AVR, that engagement is separate, is priced on a confirmed scope and design, and has its own proposal and terms. The cost plan fee is not credited against it.
  4. A site visit is a separate service, available to homeowners. We do not visit a property that is for sale on behalf of a prospective buyer.
CLAUSE 08

Ownership and use

  1. The cost plan is prepared for the named customer and the named property only. You may share it with your advisers, lender, designer or builder for that property. It must not be resold, published, or presented to a vendor, agent or third party as an AVR valuation or inspection.
  2. AVR keeps ownership and copyright in the report, its format and its pricing data. The sample report on our website is fictional and is not a price for any property.
  3. A lender, insurer or other third party may not rely on the cost plan without our written agreement.
CLAUSE 09

Your information

  1. We use your name, email, phone, the property address and the documents you send to prepare and deliver the cost plan, to invoice you and to contact you about the order. Our privacy policy applies.
  2. The documents you send are stored in our secure job system against your order. Please send only material you are entitled to share.
  3. We may keep an anonymised record of the brief, quantities and costs to maintain our pricing database. That record does not identify you or the property.
CLAUSE 10

Your consumer rights

Nothing in these terms limits any right you have under the Consumer Guarantees Act 1993 or the Fair Trading Act 1986 that cannot be excluded. Where you acquire the cost plan for business purposes, you agree that the Consumer Guarantees Act does not apply, as that Act permits.

CLAUSE 11

Versions

The version of these terms recorded on your order applies to it. A later version does not change an order already placed. These terms are governed by New Zealand law.
