A full bathroom renovation in Auckland costs $25,000–$40,000 in 2026 for a standard family bathroom, fully fitted. A small ensuite refresh can start near $18,000; a large tiled master ensuite with high-end fittings can pass $60,000.

Bathrooms are the most waterproofing-critical room in the house and the most trade-dense per square metre — which is why costs swing so widely. This guide breaks down real 2026 Auckland prices by bathroom type and finish level, what drives the number up, and where the money actually goes.

It’s built from hundreds of Auckland bathroom renovations delivered by our one-team design-and-build process.

Auckland bathroom renovation. Full strip-out, waterproofing, tiling and joinery — the cost is driven by tiling area and fittings, not floor size.

Cost ranges by bathroom type

These are real, fully-fitted 2026 Auckland ranges — design, strip-out, waterproofing, tiling, fittings and finishes included:

Bathroom typeTypical 2026 costWhat you get
Ensuite / small refresh$18K–$28KCompact layout, shower, vanity, toilet, like-for-like plumbing.
Standard family bathroom$25K–$40KFull strip-out, new waterproofing, tiled walls/floor, vanity, tiled shower or tub.
Large / master ensuite$40K–$60K+Double vanity, freestanding bath, tiled walk-in shower, premium tapware and tiles.

Cost lands at the top of each band when you move plumbing, add underfloor heating, choose large-format or natural-stone tiles, or specify designer tapware.

What drives the cost

  • Tiling area, not floor size. A small bathroom tiled floor-to-ceiling can cost more than a larger one with half-height tiling. Tiling is labour-heavy.
  • Moving plumbing. Relocating the toilet, shower or vanity means new drainage and waterproofing — one of the biggest cost jumps.
  • Waterproofing spec. A tiled level-entry (walk-in) shower needs a properly detailed membrane. It’s the right look, but it costs more than a tray.
  • Fittings. Tapware, vanities and tiles span a huge price range — this is where budgets quietly blow out.
  • Hidden issues. Rot behind old showers and failed original waterproofing are common in older Auckland homes. Carry a contingency.

The most expensive bathroom mistake in NZ

Bad waterproofing is the number-one cause of bathroom failure in New Zealand homes — and it’s invisible until the damage is done. Never let tiling start before the membrane is correctly installed and inspected. It’s the one line item you should never trim.

Where the money goes

ElementShare of budget
Tiling & waterproofing25–35%
Joinery & fittings (vanity, tapware, toilet, shower)20–30%
Plumbing & electrical15–20%
Strip-out, framing, GIB, paint15–20%
Design, management & contingency10–15%

A like-for-like bathroom refresh usually doesn’t need building consent. You generally do need consent (or a registered tradesperson’s producer statement) once you alter drainage, move plumbing significantly, or carry out restricted building work. A common grey area is tiled showers — get the waterproofing and any consent question confirmed before tiling, or you risk voiding insurance.

Where to save (and where not to)

Safe savings: keep the existing layout so plumbing stays put, choose a quality mid-range tile over designer stone, and use a moulded shower tray instead of a fully tiled level-entry base.

Never cut: waterproofing, ventilation (extraction), and the quality of the tapware/mixers — the cheap ones fail first and are the most disruptive to replace later.

Bathroom renovation cost FAQs

How much does a bathroom renovation cost in Auckland in 2026?

A standard family bathroom runs $25,000–$40,000 fully fitted. A small ensuite refresh can start around $18,000, and a large master ensuite with high-end fittings can exceed $60,000. The biggest cost drivers are tiling area, moving plumbing, and the quality of fittings.

Why are small bathrooms sometimes as expensive as large ones?

Because cost is driven by tiling area and trade complexity, not floor size. A small bathroom tiled floor-to-ceiling, with a relocated toilet and a level-entry shower, can easily cost more than a larger bathroom with simpler finishes and no plumbing changes.

Do I need building consent for a bathroom renovation?

A like-for-like refresh usually doesn’t. You generally do once you alter drainage, move plumbing significantly, or carry out restricted building work. Tiled showers are a common grey area — confirm the waterproofing and consent position before tiling.

How long does a bathroom renovation take?

Most Auckland bathroom renovations take 3–5 weeks on site once materials are on hand, plus design and ordering lead time beforehand. Custom joinery, imported tiles or tapware can add to the lead time.

What adds the most cost to a bathroom?

Moving plumbing, fully tiled level-entry showers, natural-stone or large-format tiles, underfloor heating, and designer tapware. Keeping the layout and choosing quality mid-range finishes is the most reliable way to control the budget.

Can I save money by keeping the existing layout?

Yes — keeping the toilet, shower and vanity in their existing positions avoids new drainage and waterproofing work, which is one of the largest savings available without compromising the finished result.
