The report leads with the answer, then shows the evidence: relevant rules, main constraints, key risks and the safest next step. Ten reports are prepared each month so each address can be checked properly — and ten is a hard ten. We do not top it up.

What is in the free report?
A preliminary feasibility result, likely extension direction and concept range where supportable, relevant planning controls, main constraint maps, key risks, missing evidence and recommended next checks for one Auckland address.
Why are only 10 reports free each month?
Because a person researches each address and Simon checks every report before it goes out. Ten is what we can do properly alongside the homes we are building — we will not do eleven badly. When the tenth is reserved the counter reads zero and stays there until the 1st. We do not top it up, and we do not hold places for people who “might” send their address tomorrow.
What happens when the counter hits zero?
Two choices, and neither is “we’ll squeeze you in”. Pay $99 incl. GST and we prepare the report this week, or hold a free place for the 1st of next month. The list is first in, first served — and it is usually a two-to-three-week wait, during which you are either not moving on the extension or paying someone else to start drawing blind.
Is the $99 the same thing as the $199 review?
No. The $99 is the Extension Potential Report itself, when the month’s free ten are gone. The $199 Property File + Builder Review is a separate second step, offered only if your report comes back favourable.
Can I hold a free place now and send the address later?
No. A place is taken by an address landing in the form, not by a promise. The last few places each month tend to go on the same day.
Can I request more than one property?
One email address can reserve one property report per calendar month. You can submit another property in a later month.
How quickly will I receive it?
Your confirmation will show the month allocated to the report. Current-month reports are normally prepared within three working days, subject to address matching, source availability and any manual checks. If you chose the $99 option, the report is prepared in the current week. If you held a free place, it is prepared in the month it was allocated to.
What does the $199 review include?
AVR reviews the free report and Council property file, gives a practical builder view of the extension direction and main risks, holds a 30-minute phone or online call, and provides a written next-step list.
Do I need to buy the Council property file?
No. If your free report is favourable and you choose the $199 review, send us your existing property file. If you do not have one, AVR orders it for you at no charge. The $199 pays for AVR’s review and advice, not the file order.
Why is the $199 review offered only after a favourable result?
Because we do not want you paying for a detailed review when the early evidence already shows a major constraint or too much uncertainty. The free report is the first filter.
Will the report confirm exactly how many square metres I can add?
No. It may give a concept range where the evidence supports one. Survey, levels, service location, design, title and specialist input can still change the result.
Does this replace a LIM, title review or building inspection?
No. Those answer different questions. This report is an early extension-potential screen using current public sources and the information supplied with your order.
Does AVR visit the property?
Not for the desktop report. An onsite consultation can be arranged separately where physical access, levels, existing construction or condition needs to be checked.
Can I rely on it before bidding at auction?
Use it to decide what to investigate next, not as a purchase approval. Before bidding or going unconditional, obtain the legal, survey, engineering, planning, drainage and building advice relevant to the risks identified.
What happens if the maps show a serious constraint?
The report explains the likely consequence and identifies the right next specialist. AVR will not turn an uncertain result into a false “yes”.
Is the report only for Auckland?
At launch, yes. The process is built around current Auckland Council and Watercare sources and Auckland Unitary Plan rules.
