The shortlist questions that matter most
Before you commit to any builder on this list — or any other Auckland firm — work through these seven checks. They take about 30 minutes of research and they’ll spare you most of the avoidable problems on Auckland extension projects.
- Are they on the live Registered Master Builders directory or NZ Certified Builders register? Membership is verifiable in 90 seconds at masterbuilder.org.nz or nzcb.nz. A builder claiming Master Builder status who isn’t on the directory is a serious red flag.
- Is the named lead builder on the LBP register? Check at lbp.govt.nz. For any extension work involving structural elements (which is most of them), an LBP must carry out or supervise the restricted building work.
- What’s the actual service model? Will the design and the build come from the same team, or from separate companies coordinated by them? Get the answer in writing.
- Is the contract a fixed-price contract or cost-plus? A QS-backed fixed-price contract is the single biggest protection against cost blowouts on Auckland extensions.
- Who specifically will manage your project day-to-day? Especially important for franchise networks and larger firms. Ask to meet that person before signing.
